December 2023 - New Property Management Company

Edgewater got a new property management company, Associa. New welcome letters have already been mailed out and you should have received them to the mailbox that you had already specified with the old property management company. If you have not received your welcome letter, please contact Associa. Their information is listed on the Contact tab of this website.

Despite this change, the resident's portal will continue to be TownSq. However, you will need to signup and setup your new account with Associa. You should have received an email from Associa with the following subject line Edgewater at Cedar Creek Lake - TownSq Registration. If you didn't receive this email, please check your spam box.

To pay your dues, see if you have a violation, check upcoming board meetings, or read recent board meeting minutes, all you need to do is click on the Owner Login button on the top right of this webpage (and all webpages on this website).

November 2023 - NextLink installs more equipment

NextLink came back to install more equipment on the newly installed Internet tower. The new antennae are more powerful and should reach further with better penetration into the trees.

October 2023 - Annual General Meeting

Edgewater held its annual general meeting on Saturday, October 7th, 2023. Several members attended in person and several more sent their ballots/proxies by mail. Food and beverages were provided for all those who were present. After a brief introduction by the president of our guest speaker, Kaufman DA, Judge Erleigh Wiley, who spoke and answered questions. The minutes of the last meeting were then read, reviewed, and approved. Next on the agenda was an update of the many projects that are taking place at Edgewater. The Election of the boards of directors followed. Two of the board members were up for election this year. The incumbent, Elie Azar, won reelection, and a new director was elected: Corey Wilson, both of which won a 2-year term. The account manager was next. She gave the financial review, presented the new budget for 2024, and answered questions from the attendees. Finally, the new gate code to be used on all entrances was announced. It will take effect on Wednesday, November 1st, 2023. The new code will be emailed in the next couple of days to all members who were not able to attend the meeting.

August 2023 - Internet Tower is Up and Running

After several months of delay, NextLink has finally installed the transmitter antennae. The tower is online.

June 5th, 2023 - Clubhouse's Construction Continues - Rough HVAC

Darren's guys from Ken's Confort Zone Air Conditioning came today to do the rough HVAC install. Once the construction is further along, they will come back to finish.

May 29th, 2023 - Clubhouse's Construction Continues - Roof

Brad's guys installed the new metal roof on the clubhouse and tied it up to the old/existing roof on the community pavilion.

May 18th, 2023 - Clubhouse's Construction Continues - Plumbing

David and his guys from Hassell Free Plumbing came back to install the PEX water lines and PVC drain and vent pipes.

May 17th, 2023 - Clubhouse's Construction Continues - Windows

The windows have been installed. We are still waiting on the doors to be delivered so that they, too, can be installed. When that is done (along with the roof), the building will be weather safe.

May 16th, 2023 - Clubhouse's Construction Continues - Roof Decking

The roof decking has been installed, and a corresponding section of the old roof has been removed to allow for the merger with the new roof.

May 15th, 2023 - Clubhouse's Construction Continues - Siding

We are very pleased with the progress that Brad's team has had. Today, the siding has been installed, the windows have been delivered, and the doors have been scheduled for delivery in the next couple of days.

May 12th, 2023 - Clubhouse's Construction Continues - Wall Framing is Complete

In just one week, Brad's guys finished the framing of the structure. Even the house wrap has been installed.

May 5th, 2023 - Clubhouse's Construction Continues - Wall Framing Commences

The rain is good for the lake levels, but it sure is not good for construction. After several delays caused by the never ending rain, Brad's team has managed to get the wood material delivered this week and started framing the walls today.

April 4th, 2023 - Clubhouse's Construction Continues - Concrete Foundation

Despite the many days of rain lately, Brad's team has managed to get the concrete forms ready over the last few days, and they just poured the concrete foundation today.

March 20th, 2023 - Clubhouse's Construction Continues - Rough Plumbing

We are so happy of the progress at which Brad and his contractors are moving. Today, Brad sent his plumber, David Hussell and his guys from Hassell Free Plumbing to do the rough plumbing at the clubhouse.

March 13th, 2023 - Clubhouse's Construction Begins

We are happy to announce that the construction of the clubhouse/gym has begun. With the money that has been raised so far, the board elected to start the build of the clubhouse. We didn’t want the money to sit in the bank not earning any considerable interest, while inflation was eroding our purchasing power. Therefore, instead of waiting till after we raise all the money in 2024 and build afterwards, we decided to use the money we already have collected to build the clubhouse structure itself. We still will need to wait for the 2024 special assessment to finish the whole project. So this week, our contractor, Brad Gilmore, brought his first contractor, Outlaw Excavations & Land Management, and did the site prep. We look forward to working with Brad on this exciting project.

February 2023 - More Road Repairs

Edgewater's 6-year-old roads are needing more repairs. One section on Edgewater Drive, two sections on West Shoreline Drive, and 5 sections on Southern Shore Court had gotten so bad, it was almost impossible to drive across them. Therefore, our asphalt contractor was hired to sawcut all of the holes and bad sections in the affected areas, remove the existing damaged asphalt and 4” of existing dirt subgrade, grade and compact existing subgrade, install and compact 3” of concrete Flex Base (TxDot Item 247), apply Tack coat adhesive to adjacent asphalt edges to assure bonding of new and old asphalt, and finally install 3” of Type D surface course asphalt hot mix compacted to manufactures specifications.

January 2023 - Internet Tower has been Installed

NextLink has finished all the permits with the electric company, the county, and the fire marshal. Therefore, they just sent their tower as well as a crane to install it. We hope that in the next few weeks, the electric components will be connected and the radio transmitters will be installed.
